Exciting shifts are happening in the NSW rental market, with new reforms set to take effect on 19 May 2025. While change can feel daunting, these updates are paving the way for a more transparent, balanced, and professional rental system—offering a golden opportunity for switched-on landlords to thrive.

The 2025 Rental Law Reforms

Clearer Guidelines for Ending Tenancies

The days of ‘no-grounds’ terminations are over. Landlords will now need a valid reason to end a tenancy—making the process more transparent and structured. This new system helps avoid disputes and improves tenant relations. You’ll need to provide a Termination Information Statement and, starting 1 July 2025, NSW Fair Trading will collect data on tenancy endings via Rental Bonds Online.

Predictable Notice Periods for Peace of Mind

New notice requirements mean more clarity for both landlords and tenants:

  • 60 days’ notice for leases of six months or less
  • 90 days’ notice for leases longer than six months

This gives you more time to plan transitions and maintain consistent property income.

Thoughtful Rules Around Re-Leasing

Ending a lease to sell or renovate? There’s now a short pause before re-letting. But if your plans shift unexpectedly, you can apply for an exemption through NSW Fair Trading. It’s a practical safeguard that balances landlord flexibility with tenant fairness.

Pet-Friendly Flexibility

Tenants can now request to keep a pet, and landlords can only decline for specific reasons. Don’t worry—this doesn’t mean every home becomes a pet haven. You have a say, and if you respond within 21 days, you can still set reasonable boundaries.

Bonus: Listings can no longer blanket-ban pets, helping you attract more interest from responsible renters (many of whom are happy to pay a premium for pet-friendly spaces).

More Choice in Rent Payments

Landlords and agents must offer at least one fee-free electronic payment method—like bank transfer or BPAY. Later in 2025, Centrepay will also be added as an option (only if requested by the tenant). This increases accessibility for tenants without adding complexity for landlords.

Already in Effect Since 31 October 2024

  • No more upfront tenant fees – Tenants can no longer be charged for background checks, identity verification, or lease paperwork.
  • Rent increases capped at once per year – Keeps your pricing fair and predictable, while fostering longer tenant retention (and fewer vacancies).
